If you are not ready to hear what needs to change, click away
I work with owners, MDs and leadership teams in estate agency and property businesses who want to make change happen, particularly when the numbers should be better, the reason is not obvious and there is ambition to improve.
The problem might sit in the tech, the processes, the people or the mindset. I look across the whole business, work out what is actually happening, put evidence and numbers against it and help leaders understand what needs to change.

The answer could sit anywhere in the business. I will audit areas most likely to affect revenue, cost or profitability and follow the evidence.

Before changing anything, do you understand what the issue is worth?
What happens if it gets better and what you lose if it continues as it is?
If fees are below where they could be, what does that cost across a year?
If experienced people are spending hours every week fixing problems that should not exist, what is that costing?
If a process changes, how will we know whether it has made a difference?
Putting numbers against the problem makes it much easier to decide what deserves attention first and what is simply noise.

Yes. You do not need to have diagnosed it first. I can look across the business, follow the numbers and the way people are working, and help identify where the issue is and what is having the biggest financial impact.
Yes. The issue may sit in sales, lettings, marketing, operations, management, technology or somewhere between them. I am interested in what is affecting the result, not which department owns it.
Yes. I would look at the numbers, behaviours, management, process and local differences to understand what is creating the gap and whether any of it can be repeated elsewhere.
Yes. I can look at what you are paying for, how it is being used, what it is meant to achieve and whether the return justifies the cost. Sometimes the answer is a different supplier. Sometimes it is better use of what you already have.
Yes. That might be through fees, referrals, ancillary services, better conversion, retention or opportunities already sitting in the customer base. The right answer depends on the business and the numbers and you acting on the advice.
Yes. Multi-branch businesses often have more variation in performance, management and process, which makes it easier for problems and opportunities to be hidden in averages.
Yes. In fact, that is often where the problem sits. If sales, lettings, marketing, operations, technology or suppliers are working separately, I can look at how those parts connect and where that is affecting the result.
Let’s look across the whole commercial journey rather than another isolated part of it.
